Building Maintenance Technician
Job Description
SUMMARY:
Coordinates and performs work assignments for heating and/or air conditioning system repairs, electrical repairs or modifications, plumbing, carpentry, and workstation installation. Typically functions as a Trades Generalist or Handyperson.
ESSENTIAL FUNCTIONS:
Exhibits excellence in customer service through appropriate attitude and interaction with all patients, visitors and staff.
Coordinates planning, scheduling, and implementation of activities to accomplish work in cooperation with other sections of department and/or other departments; coordinates preventive maintenance activities.
Installs, maintains and repairs sinks, showers, toilets, water heaters and other plumbing fixtures; replaces washers, faucets and broken pipes.
Ensures complete and proper logging of files, records and required cost computation of time spent, materials and supplies used for each completed requisition or work order.
Checks and replaces broken electrical switches and makes other electrical repairs.
Isolates defects in wiring, switches, motors and other electrical equipment using testing instruments such as ammeter, ohmmeter, and voltmeter, testing lamp or growler.
Replaces faulty switches, sockets and other simple elements of electrical systems.
Fills nail holes, joints and cracks in walls with plaster or other filler; applies paints and other finishing coats to interior and exterior surfaces by means of brush, spray gun or roller.
Patches drywall, plasters surfaces and applies texture using various techniques.
Inspects and operates refrigeration, cooling, and air conditioning systems and equipment to ensure all function properly.
Repairs or replaces windows, doors, ceiling and floor tile, and various wooden wall coverings.
Installs new ventilation and exhaust ducts, fire dampers, exhaust fans, and transfer grills.
Installs and moves workstations, case goods, and general office furniture in climate-controlled environments.
Works both individually and on teams for installation and move projects.
Securely load, unload, unbox, and assemble/disassemble products from a variety of manufacturers.
Pneumatic tube station - weekly PM’s and carrier count
Participate in the evaluation of fire drills.
Adheres to and supports team members in exhibiting TMCH values of integrity, community, compassion, and dedication.
Adheres to TMCH organizational and department-specific safety and confidentiality policies and standards.
Performs related duties as assigned.
MINIMUM QUALIFICATIONS
EDUCATION: High school diploma or GED, or an equivalent combination of relevant education and experience
EXPERIENCE: Three (3) years of building maintenance experience.
LICENSURE OR CERTIFICATION: Ability to pass asbestos and respirator physical.
KNOWLEDGE, SKILLS AND ABILITIES:
· Knowledge of building maintenance procedures and regulations and codes as it pertains to plumbing, electrical, structural, and carpentry repairs.
· Skill in installing panel systems and moveable walls.
· Skill in the operation of tools and applying building trade knowledge in a variety of building maintenance and construction areas.
· Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
· Ability to log activities and complete routine reports and correspondence.
· Ability to listen and accurately interpret others’ communication or instructions to take appropriate action.
· Ability to speak effectively before groups of customers or employees of organization.
· Ability to calculate figures and compute rate, ratio, and percent and to draw and interpret bar graphs.
· Ability to apply basic algebraic concepts.
· Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
· Ability to deal with problems involving several concrete variables in standardized situations.
